Commercial Property EPC

As part of Synecore’s comprehensive property maintenance services, we can provide an energy assessment and a commercial property EPC.

The current Minimum Energy Efficiency Standards (MEES) states that it is legal requirement for a commercial property to have a valid Energy Performance Certificate – an EPC.

Landlords cannot legally grant tenancy to a new or existing tenant without one, and whatsmore, the property must have a band rating of ‘E’ or below!

Failure to comply with MEES could lead to a substantial fine of up to £150,000.

What does an EPC involve?

To generate an EPC for a commercial property, we will initially carry out a thorough inspection of the property, taking note of the layout, build, any extensions, insulation, windows, doors, heating, air conditioning and other fixtures. Following the assessment, we will input our findings into the governments approved software, which will generate an energy rating for your property.

As part of the EPC, we will provide guidance and recommendations on how you can reduce your carbon print and your energy bills.

Restaurant, Leisure, Retail and Hotel EPC

An EPC is valid for 10 years and in certain commercial settings, it must be displayed publicly. Restaurants, gyms, leisure centres, retailers, museums and hotels are among the many different types of businesses and organisations that meet the criteria for displaying a EPC in their commercial property.

To give you an idea of the criteria for commercial properties that must display an EPC, please see below:

  • Property with a total usable space of over 500 square metres
  • Properties that are open to the public, or frequently used by the public
  • Properties for sale, rent or under construction that already have an EPC

EPC Exemptions

There are exemptions to the rule too. Some commercial properties do not require an EPC. These include:

  • Industrial sites
  • Certain listed buildings
  • Temporary buildings
  • Tenancies shorter than 6 months (with no right to renew)
  • Tenancies longer than 99 years

While you may be rejoicing in this fact your property is not legally bound to have an EPC, you may want to reconsider. An EPC can help to improve  your property’s eco credential. Being seen to be green is best practice for any business and an EPC confirms that you are a responsible business with the environment at the forefront of what you do!
